Qualifying for a Home Loan

It's a good idea to speak with a lender to determine how much of a mortgage you qualify for, and then determine how much home you can truly afford before you fall in love with a property. First-time home buyers often make the mistake of looking at homes first, which is a contributing cause of stress and disappointment down the road.

Your first conversation with a lender should include a discussion about what underwriters typically look for in a borrower, as well as some advice about the costs of ownership. In other words, the loan officer should help you understand both what you can do as well as what you should do.

Pre-Qualification

Most lenders offer a free pre-qualification, which is a review of your complete financial condition and can be done verbally or online. It does not technically require a credit report because is is an advisory session to determine the likeliness of an approval across a range of home prices. If you are working with a certified Home Loan Advisor™, you'll gain a wide understanding of your different financing options as well as valuable insight into personal affordability.

Once you are pre-qualified and would like to start looking at homes with a real estate agent, you will then be required to complete a pre-approval.

Pre-Approval

Pre-approvals are the starting point for any serious home shopper, and you should work with someone with the experience necessary to cover all the bases correctly. There is usually no charge for a lender to accept a complete application, pull credit and perform an automated underwrite on your file. Your real estate agent will send your pre-approval letter with any offers you submit to prove your ability to purchase and improve your chances of winning the contract.
